The land now known as 4D Country Estates, along with other land in the vicinity, was originally owned by Henry Valentine Denver and his wife, Faye Graham Denver.
Eventually, Henry and Faye, along with their son Thomas "Rayburn" Denver and his wife, Hazel Champion Denver, developed a large portion of their land — approximately 800 acres — into the 4D Guest Ranch and Estates. The Guest Ranch offered camping spots, cabins, and RV hookups where guests could enjoy the lakes, trails, beach area, stables, and a great meal at the renowned Fred's Steak House.
In 2002, the Denver family gave the common areas surrounding and including the lakes, community center, and trails to the property owners and created the 4D Estates Property Owner's Association (POA), which is segmented into 4D Big Woods Estates and 4D Country Estates, along with the H.L. Ward Survey Tract.
The Denver family loved the land and all its wildlife and dedicated the development to the preservation of the natural beauty of one of East Texas' most scenic woodlands, which is why you find safeguards for both in our Dedicatory Instruments.

The Estates were select wooded homesites offered for sale to individuals who fell in love with the ranch and wanted a permanent place of their own on the property. In 2002 the Denver family gave the common areas surrounding and including the lakes and commuity center and trails to the property owners and created the 4D Estates Property Owner's Association (POA), which is segmented into 4D Big Woods Estates and 4D Country Estates along with the H.L. Ward Survey Tract. Your Association, Your Community
As an owner of property in 4D Country Estates, a private gated community in the beautiful Piney Woods on the outskirts of Winnsboro, you are a member of the 4D Country Estates Property Owners Association (POA).
Your POA is governed by a Board of Directors that is elected by you, the members, at an annual meeting held in April of each year. The elected Directors are charged with the administration of the organization as well as the enforcement of our Dedicatory Instruments to ensure that 4D Country Estates remains a naturally beautiful, pleasant and safe environment for its owners. All members should read and understand these documents fully as they contain information and rules pertaining to all aspects of ownership, directorship, etc. and lay out policies, procedures and rules for each.
As a member of the 4D POA, you are encouraged to attend the regular monthly Board meetings, as well as the two General meetings with potluck fellowship gathering afterward per year, one in April and one in September, all held at the Community Center.
Furthermore, and since this is your Community, be sure to become actively involved by volunteering your talents and time. There are so many opportunities, to name just a few - run for a Board member position, inquire about joining an existing Committee or starting a new one, spearhead a social event, share pictures or interesting stories about the community, voice any concerns and share ideas
